Our vision will open up the river with a new development that delivers new homes and safe, accessible and inclusive spaces for the local community.

Summer 2024 consultation events  

The SHS Team are delighted to welcome residents and interested parties to have their say on plans at two drop-in sessions on:

29th June 2024, 10am – 1pm
1st July 2024, 4pm – 8pm

The sessions will be held near the site at Stratford Hub 259 High Street, London, E15 2LS. 

If you are unable to attend these two sessions, a copy of the exhibition boards presented will be uploaded to the ‘Join the conversation’ page.

The site

Current site

The site is in a well-connected location, adjacent to Stratford High Street and just a five-minute walk from Pudding Mill DLR and Stratford stations.

The site was most recently a Porsche Dealership and has been vacant for some time in an area undergoing significant regeneration and development.

The site provides an excellent opportunity to provide a variety of uses to benefit the local area and make efficient use of a currently underutilised site in a highly accessible location.

 

 

The proposals

Our plans for the site will deliver:

Creation of a riverside garden, play areas, and a café that will provide a safe space for the community to engage with the waterfront.

Significant planting to Stratford High Street, creating an enhanced environment for new and existing local residents.

Delivery of 355 new homes, including 272 homes for rent, equipped with exciting resident amenities, and a commitment to providing 83 affordable homes.

Economic benefits such as job creation and support for local businesses due to enhanced amenities and infrastructure.

Architecture of the highest quality, along with strong sustainability credentials approaching net zero.

 

Improving connections to the river

With the creation of community spaces, including a riverside garden, play areas for all ages, and a café, our scheme aims to create a vibrant and inclusive environment.

As part of the plans, we will improve connectivity and accessibility with enhanced pedestrian routes and connections to the river. This will encourage outdoor activities and social interactions, increasing the appeal and liveability of the area.

The Pickstock Group

The Pickstock Group is an established multi-sector property developer and real estate investor with a focus on residential, commercial, student accommodation and hospitality.  Pickstock seek to be a Best-in-Class developer of Build to Rent properties that secure the highest possible sustainability standards and utilising its experience in developing and operating similar scale of projects within the hospitality and PBSA sectors.

Pollard Thomas Edwards

Pollard Thomas Edwards is an architecture practice specialising in the design of homes, neighbourhoods, public and mixed-use buildings.
Our approach is founded on placing people first, understanding their needs and designing to suit, emphasising not only the way the buildings and places look, but also on how they are made, how they are used and how they age too.

Rolfe Judd

Rolfe Judd work extensively on mixed use development projects in London. This includes working closely with statutory bodies (including LPA and the GLA) to develop detailed planning cases/strategies to promote the development potential of complex sites and to ensure that key planning and regeneration objectives are realised successfully.
